Who we are

Who Is San Tan Valley Plumbing Experts?

San Tan Valley Plumbing Experts is a local plumbing company that serves homes and small businesses in San Tan Valley and the towns around it. We work out of an office in 85140, so the Johnson Ranch tract home, the Encanterra home and the Bonanza Highlands acreage are all part of our normal week.

We started this company around a simple idea: plumbing in this valley fails for local reasons. Very hard well water, garages that run well past 100°F, monsoon cloudbursts and slab foundations on shifting desert soil wear out the same parts in the same order. A plumber who knows that finds the cause faster and quotes the right fix the first time.

What We Do, in Plain Terms

  • Find and fix leaks, including hot-side slab leaks, with acoustic and thermal tools before anything is opened up
  • Clear drains and sewer lines, and show you the camera footage before recommending anything big
  • Repair and replace tank, tankless and heat pump water heaters
  • Fix the fixtures hard water wears out: faucets, toilet fill valves, hose bibs and pressure regulators
  • Install and repair water softeners and reverse osmosis systems
  • Handle water lines, gas lines, repipes, remodel plumbing and commercial work

Why we exist

Why Build a Plumbing Company Just for San Tan Valley?

Because homeowners here kept telling us the same stories. San Tan Valley grew to about 100,000 people at the 2020 Census, mostly in new subdivisions, and a lot of plumbing companies cover it from the far side of the Phoenix metro.

Distance isn’t the real problem. The problem is a company that doesn’t know the water, the soil or the permit office, and makes up for it with a big quote. We built this company to do the opposite.

Plumbing tools and a work bucket packed for a service call

What Homeowners Here Keep Running Into

  • A low phone quote that turns into a much bigger bill. A 3 On Your Side report covered a San Tan Valley senior quoted about $65 for an outdoor spigot who later found $11,500 in charges on her card.
  • An “emergency” sewer replacement pitched with no camera footage to keep
  • Door-to-door water tests that end in a long softener sales pitch and a finance contract
  • A vague “sometime today” instead of an arrival window
  • Repeat pinhole leaks fixed one at a time with nobody explaining the reroute option

What We Do Instead

  • Tell you any trip or diagnostic charge on the phone, before we drive out
  • Test before we touch anything: gauge, meter test, camera, acoustic or thermal tools
  • Hand you a written price with options, and stop to ask if something new turns up
  • Give you the sewer footage, leak readings or photos so you can get a second opinion
  • Quote the cheaper repair when the cheaper repair is the right one

Local knowledge

What Do Our Plumbers Know About San Tan Valley That Outsiders Miss?

Six local facts shape almost every job we do here. None of them show up in a national franchise’s training manual.

Very Hard Water

EPCOR’s San Tan system serves about 31,000 connections from groundwater alone, and its 2025 water quality report lists hardness at 15 to 18 grains per gallon. That scale shortens water heater life and stiffens toilet valves and faucet cartridges.

Read our water hardness guide

Garage and Attic Heat

The average July high here is about 104.5°F, and Phoenix logged a record 70 days at or above 110°F in 2024. Water heaters in hot garages, rubber supply hoses and relief valves pay for it first.

PRISM normals and National Weather Service

Monsoon Cloudbursts

We average only about 8.7 inches of rain a year, but monsoon season runs June 15 to September 30 and storms dump it fast. On September 17, 2026, more than 2 inches fell around San Tan Valley. Gurgling drains and backed-up cleanouts follow.

Slabs on Shifting Soil

Nearly every home here sits on a concrete slab with water lines under or through it. Clay and caliche move as they wet and dry, and the Arizona Geological Survey lists the area among East Valley spots prone to earth fissures.

Homes From One Building Boom

The median home here was built in 2007, and about 96% are detached single-family houses (U.S. Census, American Community Survey). Original heaters, regulators and fill valves are now 15 to 20 years old, so they fail in waves.

Who Owns the Pipe

EPCOR bought the old Johnson Utilities system in January 2021 and runs San Tan water and wastewater. Some addresses near the Queen Creek line are on Town of Queen Creek water, and acreage parcels often use wells and septic.

EPCOR or plumber: who fixes what

A Brand-New Town, and What It Means for Your Permit

San Tan Valley voted to incorporate in August 2025 and became Arizona’s newest town on September 17, 2025, with Daren Schnepf as its first mayor. The Town took over its own local services on July 1, 2026, and its office sits at the county complex at 31505 N Schnepf Rd.

For plumbing, the practical part is this: Pinal County still runs building permits, plan review and inspections for town addresses under an agreement with the Town. Water heater replacements, gas line work and repipes often need a permit. Like-for-like repairs, such as a new cartridge or fill valve, usually don’t. We check each job and pull the permit when it’s required, so a home sale or insurance claim never turns up unpermitted work.

Quick answer

Do you know which permit office handles my address?

Yes. For Town of San Tan Valley addresses, Pinal County still processes building permits and inspections under its agreement with the Town. Queen Creek, Florence, Mesa, Gilbert and the other towns we serve issue their own permits, and we file with the right one.

We start most leak and pressure calls with a gauge and a meter test, not a guess.

Our standards

What Can You Hold Us To on Every Plumbing Job?

Six promises, from a dripping faucet to a full repipe. If we miss one, call the office and tell us.

01

We Test Before We Touch

Pressure gauge, meter test, camera, acoustic or thermal tools first. The cause decides the repair, not the other way around.

02

You Get the Price in Writing

Repair options and the price for each, on paper, before work starts. You choose. Nothing begins until you say yes.

03

We Stop and Ask

If we open a wall or a line and find something new, we stop, show you, and price it before going further.

04

You Keep the Proof

Sewer footage, leak readings and photos are yours, so you can get a second opinion if you want one.

05

Repair Before Replace

If a new fill valve fixes it, we won’t quote you a toilet. If a reroute beats a third slab spot repair, we’ll say so and explain why.

06

We Leave It Clean

Floors covered, work area cleaned, system tested and walked through with you before we call it done.

What We Won’t Do

  • Pitch a sewer replacement without footage you can keep
  • Push a softener finance contract at your kitchen table
  • Promise a “lifetime warranty” without a license number on the paperwork
  • Hand you a tip screen after a short diagnostic visit
  • Pressure you to sign today

Our Honest Advice on Common Calls

  • A running toilet that stops when you jiggle the handle can wait for a daytime visit
  • Rotten-egg smell only in the hot water is usually the anode rod, not a sewer problem
  • A water heater past about 10 years with a leaking tank gets replaced, not patched
  • A softener won’t remove nitrate, sodium or arsenic; reverse osmosis at the kitchen sink does

How we work

What Happens When You Call San Tan Valley Plumbing Experts?

Every job follows the same five steps, whether it’s a dripping faucet in Pecan Creek or a sewer line under a Copper Basin driveway.

01

You Call (480) 919-7090

Tell us what you see and hear. We ask a few questions, explain any trip or diagnostic charge, and give you an arrival window.

02

We Find the Cause

We test before we touch anything: pressure gauge, meter test, camera, acoustic or thermal tools, depending on the problem.

03

You Get a Written Price

You see the repair options and the price for each one in writing. You choose. Nothing starts until you say yes.

04

We Do the Work

We protect your floors, make the repair to code, pull a permit where one is required, and test the system before we call it done.

05

We Walk You Through It

We show you what we fixed, hand over photos or footage, and tell you what to watch for next. Then we clean up.

Quick answer

How fast can a plumber get to my house?

We give you an arrival window on the phone, based on the schedule and how urgent the problem is. Our office is in 85140, so homes in San Tan Valley’s three ZIP codes are close by, and we aim for same-day service when the schedule allows.

Quick answer

What counts as a plumbing emergency?

A burst pipe, a leaking water heater tank, sewage backing up into a tub or shower, or water running somewhere it can do damage. Shut off the main water first if you can, then call. Smell gas? Leave the house and call 911 and Southwest Gas at 877-860-6020 first.

Licensing and trust

How Do You Check a Plumber in Arizona, Including Us?

Look up the license, get the scope in writing and ask about the permit. Those three checks stop most bad jobs before they start, and you can run all of them on us.

Arizona Plumbing License Basics

Plumbing contractors in Arizona are licensed by the Arizona Registrar of Contractors (ROC). You can search any license, its status and its complaint history free at roc.az.gov.

License Classes You’ll See on Plumbing Work

R-37

Residential plumbing contractor

CR-37

Plumbing contractor licensed for both residential and commercial work

Handyman exemption

Only for minor jobs under $1,000 total that need no permit

Why the License Matters if Something Goes Wrong

Work done by a licensed residential contractor can be covered by Arizona’s Residential Contractors’ Recovery Fund. Payouts are capped by statute at $30,000 per homeowner and $200,000 per license, as the ROC explained to FOX 10 Phoenix in July 2026. An unlicensed handyman offers no such backstop.

Five Checks Before You Hire Any Plumber

  1. Look up the ROC license and confirm the name on it matches the company at your door.
  2. Get the scope and total in writing before work starts, with a promise to stop and ask before going over it.
  3. Ask about the permit. In Arizona, work that needs a permit must be done by a licensed contractor, whatever the job size.
  4. Ask for proof on big jobs: sewer footage, leak readings and photos you can keep.
  5. Ask for options. A good plumber prices the repair and the replacement, then lets you decide.

Quick answer

Yes. Our work is done by plumbers licensed through the Arizona Registrar of Contractors. Ask for our ROC number when you call and check it on roc.az.gov before we arrive.

Common questions

About San Tan Valley Plumbing Experts: Frequently Asked Questions

Straight answers about who we are, how we price and where we work.

Where is San Tan Valley Plumbing Experts located?

Our office is at 3567 E Stagecoach Pass Ave, San Tan Valley, AZ 85140. It is a base for our trucks and phones, not a walk-in showroom, so call (480) 919-7090 and we come to you.

Is San Tan Valley Plumbing Experts a local company?

Yes. We are based in 85140 and work every day in San Tan Valley’s three ZIP codes, 85140, 85143 and 85144, plus nearby towns in Pinal and Maricopa counties. When you call, you talk about your house with people who know how these neighborhoods were built.

Are your plumbers licensed in Arizona?

Yes. Our work is done by plumbers licensed through the Arizona Registrar of Contractors. Ask for our ROC license number when you call and look it up yourself at roc.az.gov. We would rather you check than take our word for it.

What are your hours, and do you answer emergency calls 24/7?

Our regular hours are Monday to Saturday, 9 AM to 6 PM. Emergency calls are answered 24/7, including nights, Sundays and holidays. Burst pipes, a leaking water heater tank, sewage coming up a drain and suspected slab leaks are the calls we treat as emergencies.

Do you charge to come out?

If there is a trip or diagnostic charge for your job, we tell you on the phone before we drive out. After we find the cause, you get a written price for the repair. Nothing starts until you approve it.

Will you give me a written price before you start?

Always. You see the repair options and the price for each one in writing. If we find something new once the work starts, we stop and ask before we go further.

Do you pull permits in the new Town of San Tan Valley?

Yes, when the job needs one. The Town took over its own local services on July 1, 2026, and Pinal County still handles building permits, plan review and inspections for town addresses under an agreement with the Town. We check each job against the current rules and pull the permit when it’s required.

Do you work on homes with septic systems or private wells?

Yes. Some acreage parcels in and around San Tan Valley, including parts of Bonanza Highlands and Chandler Heights, run on septic and private wells. We plan the plumbing around them and keep in mind what a softener or a remodel does to a septic system.

Can you tell me if a leak is EPCOR’s job or mine?

Usually, yes. The water meter is the dividing line. Water bubbling at the meter box or in the street goes to EPCOR first at 1-800-383-0834. A leak between the meter and your house, or anywhere inside, is a plumbing repair.

Do you work for landlords and property managers?

Yes. About one home in six here is rented. We can coordinate access with your tenant, send photos with the invoice and explain what we found so you can decide on the repair from wherever you are.

Do you do commercial plumbing?

Yes. We work on restrooms, drains, grease traps and backflow testing for shops, offices and restaurants, and we schedule around your hours so customers aren’t disturbed.

What should I have ready when I call?

Your address, what you see and hear, how long it’s been going on, and whether you’ve shut the water off. If you have a minute, run the meter test: turn every fixture off and watch the leak indicator on your EPCOR meter. It helps us bring the right equipment the first time.
