- Meter moving with every fixture offWater is leaking somewhere you can’t see
- Pipe outside the garage drippingRelief valve, expansion tank or pressure problem
- Several drains slow at onceA main-line clog that can back up
Book a Daytime Visit
Annoying but contained

- Running toilet that stops when you jiggle itRaises your EPCOR bill, nothing more
- Rotten-egg smell in the hot water onlyUsually the water heater’s anode rod
- Softener, RO or fixture upgradeBook at a time that suits you
Do These Four Things Before You Call
- Shut off the main water. In many Arizona tract homes the house shutoff is near the front of the house or in the garage, where the line comes up from the ground. If you can’t find it, the curb valve sits in the meter box near the street.
- Shut off the water heater if the leak is at the tank: close the cold-water valve on top, and turn the gas to “pilot” or “off,” or switch off the breaker on an electric unit.
- Smell gas? Leave first. Get everyone outside and call 911 and Southwest Gas at 877-860-6020.
- Sewage coming up? Stop running water, keep kids and pets away, and take photos for your insurance before cleanup.
Step-by-step photos are in our guide to shutting off water in San Tan Valley.

Utility or plumber
Who Do You Call First: EPCOR, Southwest Gas or a Plumber?
The water meter is usually the dividing line. EPCOR looks after the main in the street and the meter. Everything on the house side of the meter is yours, and that’s where we come in.
EPCOR has run the San Tan water and wastewater systems since it bought the old Johnson Utilities system in January 2021. Some addresses near the edges of the valley are served by a different water provider, and some acreage parcels run on private wells and septic. Your water bill tells you which one you have.

| What’s happening | Call first | Then |
|---|---|---|
| Water bubbling at the meter box or in the street | EPCOR, 1-800-383-0834 | Call us if EPCOR says the leak is on your side |
| No water on the whole block | EPCOR, 1-800-383-0834 | Usually no plumber needed |
| Gas smell near the water heater, range or meter | 911 and Southwest Gas, 877-860-6020 | Call us for the repair once it’s safe |
| Sewage backing up in several homes on the street | Your sewer provider (EPCOR for most of San Tan Valley) | Call us if only your house is affected |
| Leak between the meter and your house, or anywhere inside | San Tan Valley Plumbing Experts, (480) 919-7090 | We find it, price it and fix it |
| Septic alarm or backup on an acreage parcel | San Tan Valley Plumbing Experts, (480) 919-7090 | A septic pumper if the tank itself is full |

Before you call
What Should You Have Ready When You Call a Plumber?
Five minutes of prep helps us bring the right parts and equipment the first time, which saves you a second trip.
Have These Ready
- Your address and the best number to reach you
- What you see and hear: where the water is, the sound, the smell, which fixtures are affected
- How long it’s been going on, and whether you’ve shut the water off
- The water heater label if that’s the problem: gas or electric, gallons, and the serial number (it shows the age)
- Your water provider: EPCOR, another water company, or a private well
- Gate codes or HOA access notes for communities like Encanterra
Run the Meter Test on a Suspected Leak
- Turn off every faucet, the dishwasher, the washer, the ice maker and the irrigation timer.
- Lift the meter box lid near the street and watch the small leak indicator for a few minutes.
- If it moves, close the main shutoff at the house. If the meter stops, the leak is inside or under the slab. If it keeps moving, it’s in the line between the meter and the house.
More detail is on our page about a water meter moving with the water off.

What people call about
What Do San Tan Valley Homeowners Call a Plumber About Most?
Very hard groundwater, garages that sit well past 100°F in summer, monsoon cloudbursts and slab foundations wear out the same parts here in roughly the same order. These are the calls we get most. Mention which one fits when you call.

Tank leaks, a relief valve dripping outside the garage, or no hot water at all.

One slow drain is a fixture clog. Several at once usually means the main line.
Drain cleaningSewage Coming Up a Drain
Stop using water and call. Roots and grease are the usual causes in older lines.

Who do I call first if water is coming out at the meter box?
Call EPCOR first at 1-800-383-0834. The meter and the main in the street are EPCOR’s. A leak between the meter and your house, or anywhere inside, is a plumbing repair, and that’s when you call us.
I smell gas near my water heater. Should I call you?

Do you work Sundays?
Our regular schedule is Monday to Saturday. On Sundays and holidays we answer emergency calls: burst pipes, a leaking water heater tank, sewage backing up, and leaks that are damaging the house.
Can a landlord or property manager book a repair for a tenant?
Yes. Call with the property address and the tenant’s contact details. We coordinate access with the tenant and send photos with the invoice, so you can approve the repair from wherever you are.

Yes. Besides San Tan Valley, we serve Queen Creek, Chandler Heights, Florence and Anthem at Merrill Ranch, Coolidge, Gold Canyon, Apache Junction, Gilbert, Chandler, Sun Lakes, Mesa, Tempe, Casa Grande, Maricopa and Superior. Farther out, call and ask.
Do you pull plumbing permits in San Tan Valley?
Yes, when the job needs one, such as many water heater replacements, gas line work and repipes. Since July 1, 2026, the Town of San Tan Valley handles local services, and Pinal County still processes building permits and inspections for town addresses under an agreement with the town.
How do I check your plumbing license before you arrive?
Ask for our Arizona Registrar of Contractors license number when you call, then look it up free at roc.az.gov. It shows the license status and complaint history.
