Our pricing

How Does San Tan Valley Plumbing Experts Price a Job?

We price the job, not the clock. You hear any visit charge on the phone, we find the cause, and then you get a written price for the fix before work begins.

Most of the calls we get in San Tan Valley come from homes built between 2004 and 2010, so the failures repeat: water heaters, pressure regulators, toilet fill valves, hot-side slab leaks and main drain clogs. That repetition is why we can usually give you a firm written number once we’ve seen the problem, instead of an open-ended hourly bill.

What Your Written Price Lists

  • What we’re fixing and how, in plain words
  • The parts and the labor for that fix
  • Permit and inspection fees when the job needs a permit
  • Any option you turned down, so you can compare later
  • The total you pay if the job goes as found

Ask us for a phone price? For a few simple jobs, like replacing a standard tank water heater in a garage, we can give you a ballpark on the call. We still confirm it in writing at your house, because a corroded gas valve or a missing expansion tank changes the job.

Our five pricing promises

01

You Hear the Visit Cost First

If your call has a trip or diagnostic charge, or an after-hours rate, we say so on the phone. You decide before anyone drives over.

02

We Find the Cause Before We Price

A price written before anyone has found the leak is a guess. We test first: pressure, the meter, a camera or leak-locating tools, depending on the problem.

03

You Get Options in Writing

Repair and replace, when both make sense, each with its own written price. Parts, labor and any permit are on the paper.

04

Nothing Starts Without Your Yes

You approve the option you want. If we open a wall or a trench and find something new, we stop, show you, and price it before going on.

05

You Keep the Proof

Sewer camera footage, leak readings and photos of failed parts are yours to keep, so you can get a second opinion on a big job.

Flat Job Price or Hourly Rate: Which Is Better for You?

For most home repairs, a written job price is better for you because the number doesn’t grow if the work takes longer. Hourly billing makes sense for open-ended work where nobody can see the end yet.

Published Phoenix-area labor runs about $75 to $150 an hour for plumbers (Angi, Phoenix drain cleaning cost guide, February 2026). Hourly isn’t wrong. It just moves the risk of a slow job onto you.

How We Checked These Numbers

Each range comes from the published source named in its row: Angi’s Phoenix cost guides (the drain cleaning guide was updated February 26, 2026, and the emergency plumber guide August 4, 2026), HomeAdvisor’s San Tan Valley water treatment data, and Phend Plumbing’s East Valley slab leak figures. Ranges move with parts prices, so treat them as a sanity check on any quote, including ours. The full breakdown by job is on our San Tan Valley plumbing cost guide.

What moves the number

What Changes the Price of a Plumbing Repair in San Tan Valley?

Access, hard water, code upgrades, fuel type and timing. These six things explain most of the gap between a low phone quote and the real bill.

Where the Pipe Is

A leak under the slab costs more to reach than one under a sink. Rerouting a hot line through the attic or walls often beats breaking tile and concrete.

Hard Water Scale

EPCOR’s San Tan water tests at 15 to 18 grains per gallon. Shutoff valves seize and fittings crust over, so a simple swap can turn into replacing the valve too.

Code Upgrades on Replacements

Swapping a 2006 water heater can bring items the permit inspector will want today, like thermal expansion control on a home with a pressure-reducing valve.

Gas, Electric or Tankless

Gas units need venting and a gas connection checked. Going tankless can mean a bigger gas line and new venting, which is why tankless costs roughly double.

When You Need Us

Published Phoenix figures put after-hours work at about time and a half, and holidays at up to three times the normal rate (Angi, August 2026).

Summer Heat and Attics

Attic work in July goes slower and needs breaks. Angi’s Phoenix guide notes extreme heat can raise outdoor and attic job estimates.

Nights and weekends

What Does an After-Hours or Emergency Plumber Cost?

Angi puts the average Phoenix emergency plumbing call at $176, with most falling between $103 and $517 (updated August 2026). Nights, weekends and holidays cost more than a weekday visit.

WhenPublished hourly range
Evening$95 to $310
Weekend$125 to $415
Holiday$125 to $620
Service call fee$100 to $250 (travel, diagnosis and the first hour)

How We Handle After-Hours Pricing

If an after-hours rate applies to your call, we tell you on the phone before we drive out. If the water is shut off and nothing is getting wet, we’ll also tell you honestly whether it can wait for a daytime visit at the regular price.

From call to invoice

How Does Your Written Price Work, Step by Step?

Five steps, the same on every job. The price is settled at step four, before the work, never after.

01

You Call

Tell us what you see and hear. You get an arrival window and any visit charge up front.

02

We Diagnose

We test and find the cause before talking price, using a gauge, meter test, camera or leak tools.

03

You Get Options

A written price for each option. We explain what we’d do in our own home and why.

04

You Approve

Pick the option. No work starts until you approve it. Changes get your OK first.

05

We Finish and Show You

Repair, test, permit if required, cleanup, and photos or footage you keep with the invoice.

Quick answer

What if the job turns out bigger once you start?

We stop, show you what we found, and give you a written price for the extra work. You can approve it, or we close up and you get a second opinion. We don’t add work to the bill without asking.

Quick answer

Do you charge for the estimate?

If your call has a trip or diagnostic charge, we tell you on the phone before we come. That way there’s no surprise, whether you go ahead with the repair or not.

Spend it wisely

Repair or Replace: How Do We Help You Decide on Cost?

We price both when both make sense and tell you which one we’d pick. Age, the part that failed and how often it’s failing decide it, not which job pays us more.

Water Heaters

Usually worth repairing

  • A failed thermostat, element, igniter or gas control on a younger tank
  • A dripping relief valve caused by high pressure or a bad expansion tank
  • Sediment noise that a flush clears up

Usually time to replace

  • Water leaking from the tank itself; tanks don’t seal again
  • A tank near or past the 8 to 12 years most last, with a costly repair quoted
  • Rusty hot water coming from the tank, not the pipes

Most tank heaters last roughly 8 to 12 years, and very hard water plus a hot garage pushes them toward the short end. Our repair or replace guide goes deeper.

Slab Leaks

Spot repair

Lowest price. Good for a first leak on otherwise healthy pipe, but it means opening the floor at the leak.

Reroute

Moves the leaking line out of the slab, through walls or the attic. Often the better buy for aging copper, because the next leak can’t happen under the floor.

Repipe

Highest price. Worth it when leaks keep coming back in different spots, or the pipe shows pitting and green stains at fittings.

Compare all three in spot repair vs reroute vs repipe.

How Do You Avoid Getting Overcharged by a Plumber in Arizona?

Get the price in writing before work starts, check the contractor’s license, and never approve extra work you haven’t seen. Those three habits stop most billing fights.

Red Flags on a Plumbing Quote

  • A low phone price that won’t be put in writing
  • Work that starts before you’ve approved a total
  • A bill that grew without anyone asking you first
  • Pressure to replace without showing you the failed part
  • No Arizona Registrar of Contractors license number on the estimate

What Arizona Law Says About Your Contract

For jobs over $1,000, Arizona law requires a written contract that lists the contractor’s name, address and license number, a description of the work, the total price and the payment schedule, plus a notice of your right to file a complaint with the Registrar of Contractors. Licensed contractors also have to show their license number on bids, estimates and contracts.

Spend less

How Can You Spend Less on Plumbing in San Tan Valley?

Catch leaks early, take the rebates that still exist, and do the cheap maintenance hard water demands. Here’s what actually moves your bill.

Take the SRP Rebate

SRP pays $500 for an ENERGY STAR heat pump water heater rated UEF 2.8 or better that replaces an existing heater and is installed by a licensed Arizona plumbing contractor.

What’s gone

The federal 25C tax credit ended for water heaters placed in service after December 31, 2025. A quote that still counts it is out of date.

Stop Paying for Hidden Leaks

EPCOR’s flat wastewater charge for a 3/4-inch meter rose from $42.59 to $57.91 in August 2025. A running toilet or slab leak adds water on top of that every month.

The free check

Turn every fixture off and watch the meter’s leak indicator for a few minutes. If it moves, call.

Do the Cheap Maintenance

In 15 to 18 grain water, scale is what kills water heaters, fill valves and faucet cartridges early. A few small habits push big bills years down the road.

Worth doing

  • Flush tank heaters on the maker’s schedule
  • Swap rubber washer and ice-maker hoses for braided lines
  • Keep the softener set for your water

Common questions

How We Price: Frequently Asked Questions

Visit charges, written prices, after-hours rates and permits.

Do you give free estimates?

If your call has a trip or diagnostic charge, we tell you on the phone before we drive out, so you know the cost of the visit up front. After we find the cause, the written price for the repair is part of that visit.

Do you charge by the hour or by the job?

For most home repairs we give you a written price for the job after we find the cause, so the total doesn’t grow if the work takes longer. If a job is open-ended, we explain that before we start.

Can you give me a price over the phone?

For a few common jobs, like a standard tank water heater swap, we can give you a ballpark on the call. We confirm it in writing once we see the setup, because seized valves, venting or code items can change the job.

How much does a plumber cost in San Tan Valley?

Published Phoenix-area ranges put drain cleaning at about $104 to $290 and a tank water heater replacement at $1,500 to $2,000, while slab leaks and repipes run into the thousands. Your price comes in writing after we see the problem.

Do you charge more at night or on weekends?

After-hours visits usually cost more across the Phoenix area. Angi’s August 2026 guide puts evening rates at about $95 to $310 an hour and holidays up to $620. If an after-hours rate applies to your call, we tell you before we drive out.

What happens if the job costs more than the written price?

We don’t add work without asking. If we find something new, we stop, show you, and give you a written price for it. You decide whether we go ahead.

Is the permit fee included in my price?

When a job needs a permit, such as many water heater replacements, gas line work and repipes, the permit and inspection are part of the written price. Pinal County handles building permits for Town of San Tan Valley addresses.

Why did another plumber quote much less?

Ask what the lower quote includes: the permit, code items like thermal expansion control, haul-away of the old unit, and a written total. A quote that leaves those out isn’t the same job.

Can I get a second opinion on a big quote?

Yes, and we encourage it. On sewer and slab work we give you the camera footage or leak readings, so another licensed plumber can look at the same evidence.

Is the federal tax credit still available for water heaters?

No. The 25C credit ended for water heaters placed in service after December 31, 2025. SRP customers can still get a $500 rebate on a qualifying ENERGY STAR heat pump water heater.

What payment do you take?

Ask us when you call and we’ll tell you the payment options for your job. You pay once the work is done and you’ve seen it tested.

Should I repair or replace my water heater?

If the tank itself is leaking, replace it. If a part like a thermostat, element or gas control failed on a younger tank, a repair is often the better buy. We price both and tell you which one we’d choose.
